Purchasing real estate in Charles County can be an adventure. Home prices are moderate compared to other areas on a square foot valuation. This is due to the rural nature of much of the county and the fact that Charles County is a few miles from the primary employment areas of Washington, DC, Annapolis and Baltimore.

However, the commute to Washington, DC, Andrews AFB, Bolling AFB, Annapolis and Northern Virginia is reasonable and competition for Charles County homes in popular, convenient communities is brisk and homes sell quickly. A new listing will often have five or six offers within hours publication in the MLS. So, you need to work with a local agent who knows the market and will work hard to make sure you see these homes as quickly as possible, represent YOUR interest in writing the contract offer and negotiating in YOUR interest. Financing, inspections, terms for settlement and occupancy, repairs, etc. are all as important as the price.
